Boston’s Seaport neighborhood has undergone dramatic transformation in just a few decades.

The under-used parking lots and decrepit warehouses of the past have made way for vibrant new architecture and urban planning. One such development, Ora Seaport (which includes the new Hyatt Place Boston hotel), is on a prime corner parcel on Northern Avenue, directly across from the Leader Bank Pavilion.

Ora, a 12-story, mixed-use apartment community with 304 luxury units, includes a restaurant, retail and innovation space on the ground and garden levels, flexible office and community spaces, as well as a rooftop pool on the 12th floor sky deck, with sweeping views of Boston Harbor.

The Hyatt Place Boston hotel features 297 guest rooms, a bar/dining area with outdoor seating, a business center, and fitness room.

Acentech was hired by Arrowstreet, the design architect and master planner for this new 500,000 square foot waterfront development. Our team provided a range of acoustical and noise control consulting services, including several site noise measurements to assess aircraft noise (Boston’s Logan airport is nearby, and runway 27 departures typically fly directly over the site), heavy truck noise (the adjacent Haul Road is an active trucking route), and amplified music (the neighboring 5,000-seat Leader Bank Pavilion hosts major-label musical acts every summer).

Our interior recommendations addressed isolation of airborne sound and impact sound, to ensure suitable acoustical comfort between residences/guestrooms, as well as between those units and louder areas like the fitness room, restaurant, elevator shafts, and rooftop MEP equipment. We also assessed interior and exterior HVAC noise and vibration levels, and provided noise mitigation strategies where necessary.

Ora Seaport’s management describes its community as:

With luxury amenities, an engaging community and outdoor spaces, the new development is a lively place to work, live and play.
